You sign a straightforward licence rather than a commercial lease. Your solicitor can review it, and your notice period is written into the terms.
Heating, lighting, water and repairs are all managed by us. If a bulb goes or a radiator stops working, you report it and we deal with the trade.
Parking is available on site, so you and your clients are not circling the streets before a meeting. Spaces are allocated as part of your agreement.
The building is secured, with controlled entry for licence holders. If you need to work late or at the weekend, access can be arranged to suit your pattern.
Communal areas, corridors and washrooms are cleaned on a regular schedule. Your own suite is cleaned too, so it is presentable whenever clients arrive.
You deal with the same person for maintenance, room bookings and billing questions. No call centre, no being passed around when something needs sorting.

We arrange a time for you to walk around the available suites. You see the actual space, not a floor plan, and ask anything on the day.
We confirm the suite, the monthly cost and the notice period in writing. Once the licence is signed, your start date is locked in.
Your suite is cleaned, furnished and connected before you arrive. On your first morning, you collect keys or access details and get straight to work.
Before you book
Rent, utilities, business rates, insurance, broadband, cleaning and on-site parking are all wrapped into one monthly payment. Meeting room hire is available on site but charged separately when you use it.
Licence terms start from three months, with longer terms available if you want the security. Your notice period is set out in the agreement before you sign anything.
Yes. We arrange a viewing at a time that suits you, and you can see the actual suite you would occupy. Bring anyone who needs to be part of the decision.
Yes. The building has a business broadband connection, and each suite has hardwired points and wifi. The line is monitored, so problems are picked up and dealt with quickly.
There is on-site parking for licence holders and visitors. Spaces are allocated as part of your agreement, and you do not need to pay a separate charge or display a permit.
You contact your named building contact by phone or email. Routine matters are logged during working hours, and urgent issues such as a leak or heating failure are treated as a priority.
